What is a loft conversion?

The most cost-effective way to add a bedroom in South West London.

In most period terraces and semis across Twickenham, Richmond and Kew, the loft space is wasted. A well-built conversion turns it into a proper habitable room — a master bedroom with en suite, a home office with natural light, or a guest suite that gives everyone in the house a bit more breathing room.

Unlike an extension, a loft conversion doesn't eat into your garden. It works within the existing footprint of the house. In many cases it can be built under permitted development, which means no full planning application — just a straightforward building regulations process. We handle that from start to finish.

Types of loft conversion

Three styles — we'll tell you which one works for your house.

The right conversion type depends on your roof shape, your street, and what you want to use the space for. We'll give you a straight answer at the site visit.

Dormer loft conversion

A box-shaped extension that projects from the existing roof slope, creating full standing height and a proper window. The most common choice for terraced properties across South West London.

Most popular

Mansard loft conversion

A flat-roofed conversion that replaces the rear roof slope with a near-vertical wall, maximising the usable floor area. Ideal when you need a generous double bedroom or a large en suite.

Maximum space

Hip-to-gable conversion

For semi-detached and end-of-terrace houses with a hipped roof, converting the sloped side into a vertical gable wall opens up the loft dramatically. Often combined with a rear dormer.

What's included

One contract covers the whole job.

We don't quote for the structural work and then hand you a list of extras. The price we give you covers everything needed to hand over a finished, building-control-signed room.

01

Structural design

We coordinate the structural engineer's calculations and drawings. Steel beams, joist reinforcement, load path — all included.

02

Planning & building regs

We handle permitted development notifications or full planning applications, and manage the building control inspection process through to completion certificate.

03

Roofing & watertight shell

New timbers, insulation, roof covering and windows — all weather-tight before internal fit-out begins. No shortcuts on the envelope.

04

Internal fit-out

Staircase, plasterboard, electrics, plumbing for en suite, flooring and decoration — to whatever finish spec you've agreed in the contract.

How we work

Four clear steps before you commit.

Starting a loft conversion is the scary part. We've made the first four steps free so you can make a decision with real numbers and a real plan — not a rough guess from a website.

Start with a free consultation
  1. 01

    Consultation call

A free 20-minute call to understand what you're thinking about. We'll give you a general sense of costs, timeline and which conversion type suits your roof — on the spot, based on similar projects we've done nearby.

  2. 02

    Site visit

We come to the property and get into the loft space — no charge, no obligation. We'll assess head height, roof structure and any constraints, and give you a straight opinion on what's feasible and what isn't.

  3. 03

    Itemised proposal

A written, line-by-line proposal covering structure, roofing, staircase, electrics, plumbing, fit-out and statutory fees. Walk through it with us before you sign anything.

  4. 04

    Project kickoff

We handle planning or permitted development notification, structural engineer coordination and building control. You approve the key decisions — we manage the day-to-day on site.

Common questions

Questions we get asked before most loft conversions.

Do I need planning permission for a loft conversion?

Most loft conversions in South West London fall under permitted development, which means you don't need a full planning application. You do need building regulations approval — we manage that process for you. Permitted development rights can be restricted for flats, listed buildings, conservation areas, previous extensions, or properties where rights have been removed. We'll check all of this at the site visit and tell you exactly where you stand.

How long does a loft conversion take?

A standard dormer conversion typically takes 8–12 weeks on site once we have building regulations approval. A mansard or hip-to-gable conversion, which involves more structural work, usually runs 10–14 weeks. We'll give you a realistic programme in the proposal — and we build in time for inspections so there are no artificial pressure points.

How much does a loft conversion cost in South West London?

Costs vary by conversion type, house size and finish spec. As a rough guide, dormer conversions in this area typically start from around £50,000–£70,000 for a single room; mansard and hip-to-gable conversions tend to be higher due to the additional structural work. The most useful thing we can do is look at your specific property and give you a real number — which is what the free site visit is for.

Will I need to move out during the build?

In most cases, no. The majority of the structural and roofing work happens above the existing ceiling line, so disruption to the rest of the house is manageable. There will be a period when the staircase is being cut in, which is noisier and dustier — we plan around that carefully and give you notice in advance. We'll be honest with you if a particular phase of your project genuinely makes it easier to be out for a few days.

What is the minimum head height needed for a loft conversion?

As a rule of thumb, around 2.2 metres at the highest point usually gives a better chance of a practical loft conversion, but we confirm feasibility properly during the site visit. If you can stand upright in your loft at the centre point, there's a good chance it can be converted — it's one of the first things we measure.

Does a loft conversion add value to my home?

In South West London, adding a bedroom through a loft conversion typically adds between 15–25% to property value, though this varies by street and the quality of the finish. More practically, it's often the most cost-effective way to gain a bedroom — significantly cheaper per square metre than moving to a larger property in the same area.

What clients say

Honest reviews from homeowners we've worked with.

★★★★★

"We hired Distinct Spaces to fully renovate our property in Kingston, originally with the intention of putting it on the rental market. However, once we saw the quality of the work, the finish, and how beautifully the house had been transformed, we decided to move in ourselves. Konstantinos was professional, reliable, and easy to communicate with throughout the project, and his team worked to a very high standard. We are extremely pleased with the result and would highly recommend Distinct Spaces."
